How buying with us works

    Get pre-approved.

    A lender's pre-approval sets your real budget and makes your offer credible. In New York we ask for pre-approval or proof of funds before showings; see our Standardized Operating Procedure.

    Make your A-B-C list.

    A: must-haves (bedrooms, location, size, commute). B: nice-to-haves. C: deal-breakers.

    Tour.

    We schedule around you and tell you honestly what we see at every house.

    Offer and negotiation.

    Price, terms and timing, backed by recent comparable sales.

    Attorney, inspection, mortgage.

    We coordinate every step between the signed contract and the closing table.

Buying in New Jersey vs. New York

New Jersey

Once the contract is signed, it goes through an attorney review period before it becomes final. Property taxes vary a lot from town to town, so we compare them early. Inspections usually happen during the contract period.

New York

Attorneys for both sides draft and negotiate the contract. Buying a co-op means applying to the building's board, which takes its own time. Before we show you property, please read our Standardized Operating Procedure (RPL §442-H).

We do not require identification or an exclusive buyer broker agreement to show you property. We do require a mortgage pre-approval or proof of funds. A seller may ask for more before a showing or with an offer.

It depends on your income, debts and down payment, and only a lender can give you an accurate number. Talk to a mortgage broker first: you'll know your range, you can start gathering documents, and you'll have a pre-approval letter ready when the right house comes up.
